At present, the company and Tencent have negotiated and confirmed the relevant terms of the proposed "lease contract termination agreement", and the two sides have not yet formally signed the "lease contract termination agreement."

Longco said that the proposed early termination of the lease contract did not have an impact on the company's operating results in 2022, and the company is negotiating with Tencent to terminate the contract and find new lessees in a variety of ways.

With effect from May 15, 2011, Lanke Technology has leased some sites on the 2nd-15th floor and 17th floor of Longco Building to Tencent or its affiliated companies (the rental date of some sites on the 17th floor is January 1, 2019). Lanke Technology renewed the lease contract with Tencent on April 29, 2021, renting part of the 2nd-15th floor and 17th floor of Longco Building to Tencent. The lease term is 60 months from May 15, 2021 to May 14, 2026 (both dates inclusive).

According to the contract, except for the breach of contract or the occurrence of force majeure, the company shall not take back the leased house without reason during the lease period. If there is a major adjustment in the business of Tencent, when it is necessary to adjust the leased property, it is necessary to notify the company in writing to withdraw the lease six months in advance. If Tencent returns the lease in the manner agreed in this Article, the relevant surrender shall not be regarded as a breach of contract, and the company will return the lease deposit corresponding to the area paid by Tencent one month after the surrender of the lease; if Tencent has not notified the company six months in advance, the company will not refund the lease deposit.

CTOnews.com learned that the Lonco Building, which began construction in September 2008, is a frame core tube structure with a total floor area of 35739.21 square meters (including 24020.81 square meters above ground), 19 stories above ground and 3 stories underground. Lanke Building completed in 2011, has passed the completion acceptance and officially put into use, and obtained the "real estate certificate".

According to Rangke Technology, rental income from Tencent is expected to total about 35.6462 million yuan (including tax) in 2021.
