A recent data released by the National Bureau of Statistics is very intriguing. It is a fairly "balanced" real estate company with businesses such as housing, hotels, office buildings, theme parks, business centers, property, education, finance, etc., and holds two listed companies, Shimao Real Estate and Shimao shares, with a total market capitalization of more than 80 billion. Shimao, which has just gone through 30 years, has started a systematic practice of real estate intelligence since last year, and completed the leap from 0 to 1, taking the lead in realizing the intelligence of the hotel scene. Next, it will be greeted by a more profound transformation, spreading intelligence to every business scene and achieving scale.

At a critical moment of intelligent transformation, Shimao Group has also set up a joint venture with Yunzhisheng, Yunmao Interconnection, with a view to achieving greater ambitions in real estate intelligence.

1 the first experimental field

In order to systematically carry out real estate intelligence, Shimao Group specially set up Shimao Internet of things (hereinafter referred to as "Shimao Internet of things") last year, which is the only technology "seedling" in the whole Shimao system, taking over all the intelligent work of the group. and participate in the practice of various business lines.

Shimao's intelligent exploration was carried out around this "plane", touching the stone to cross the river, and in practical exploration and thinking, they found the first experimental field.

Liu Jun, deputy general manager of Bowu, explained that with the transformation of real estate developers to quality services, property companies bear the brunt and must change from simple property management to service management. Since December last year, after more than a month of evaluation, Shimao finally selected the hotel scene as the first experimental field for intelligent landing.

However, most enterprises try the intelligent path, often choose a single-point scene, such as personal face recognition access control, and then step by step to the ground, Shimao did not do so.

Liu Jun said that at that time, Shimao had already completed the development of some smart home devices, and an important question faced at that time was how to establish contact with users, that is, what kind of human-computer interface to create.

The traditional smart home APP or Mini Program obviously does not meet the needs of real estate developers, just like everyone lives in a house developed by real estate developers, but the interface is mobile phones, the account system is in the hands of Internet companies such as BAT, real estate developers and users actually do not have much overlap. Through intelligence, real estate developers also hope to have a user's account system.

At this time, the new ways of interaction brought by artificial intelligence come into their field of vision. After some consideration, Shimao chose intelligent speakers with screens as the interface between people and smart devices and services. Building an interaction center can be said to be the first battle of Shimao's intelligence.

In terms of AI capabilities, Shimao cooperated with Yunzhisheng to integrate Yunzhisheng's voice interaction capabilities and smart home solutions, and integrated Shimao Hotel's RCU (room control) system with the basic IoT agreement to get through room control and hotel service, and landed a screen speaker named "Xiaomao Xiaomao" in the hotel scene.

The first one to "eat crabs" is the Maoyou Hotel in Chengdu under Shimao's banner. Around March this year, Bogor tried to put its intelligence into Maoyu Hotel and explore the whole process of guests from check-in to check-out.

When guests enter the hotel, check in at the front desk, no longer need a traditional room card, the human face is a virtual room card, enter the elevator into the guest room, just need a facial scan to enter.

In the room, you can use voice interaction to control the smart home of the whole house, and support scene-oriented and fuzzy natural language, such as saying "I want to sleep" and "I want to take a bath" to the smart speaker, which can also identify intentions and complete tasks.

In addition to room control, Shimao also focuses on building hotel services, such as asking directly where the smart speaker gym is and getting hotel-related information. You can also tell the smart speaker to send a toothbrush, and after a while, the robot will take the elevator to your door and give it to you.

"it can also issue invoices and handle check out (checkout), and the hotel system supports bilingual interaction between Chinese and English," Liu added.

After more than a month of deployment, by April this year, more than 30 rooms in the Maoyou Hotel in Chengdu had been renovated. This intelligent transformation was finally recognized by the management of the whole group, and it also gave a "reassurance" to the intelligent exploration of Bogor.

Even now, Shimao is constantly polishing the ability of the interaction center, for example, when you say "I'm going to sleep" to "Xiaomao", the implication is to turn off the lights in the bedroom, but if it turns off the lights in the living room at the same time, if there is someone in the living room, it will bring a bad experience, and smart speakers should have the space attribute of nearby operation.

Now when it comes to Shimao's intelligence, an important understanding inside and outside the group is "Xiaomao Xiaomao", which is represented by a screen speaker above the iceberg, while Shimao's diversified services are carried under the iceberg.

2 the "marriage" of real estate company and AI company

A key point in the intelligent process of Shimao Group is the strategic cooperation agreement reached with Yunzhisheng in March this year, in which the two sides set up a joint venture, Yunmao Interconnection, to explore the innovative application of "Smart +" in the real estate industry.

Behind Yunmao interconnection, on the one hand is the desire of AI technology for the intelligent transformation of real estate companies, and on the other is AI's unremitting exploration of the landing of the scene. The story of "meeting each other and getting married" is also a microcosm of the integration of AI and traditional industries.

Yun Zhisheng first opened the door to smart homes in 2014, when he cut into the white and kitchen electricity market through voice modules. Over the past five years, it has been expanding the landing boundaries of smart homes, from smart items (voice modules) to building home interaction portals Pandora (smart speakers with screens) to scene solutions.

In large companies, a contract or process is often calculated on a quarterly basis. Shimao Group and Yunzhisheng landing joint venture is making rapid progress, which partly reflects the urgency of both sides on the landing of AI+ real estate.

The reason why the two sides can achieve the leap from cooperation to "marriage", from the point of view of Shimao Group, in terms of real estate intelligence, Shimao focuses more on the layout of the Internet of things and lacks the support of core AI technology. Considering that AI is a process that requires basic research and development and long-term accumulation, Shimao did not choose to build its own AI team, but adopted a collaborative approach to intelligence.

In Shimao's view, due to early practice, Yunzhisheng has a more profound understanding in the ToB market, has a more mature voice platform and smart home solutions, and its "cloud core" vertical integration ability also makes the cost of the solution better.

As an AI company, in addition to the agreement between the two sides, Yun Zhisheng pays more attention to the "balance" of Shimao Group. Different from other real estate companies, Shimao's business is more diversified, involving residential, hotel, office buildings, theme parks, commercial centers, properties, etc., coupled with Shimao's own volume, it can provide Yunzhisheng with a sufficient AI landing space, thus building general AI capabilities in multiple real estate scenarios.

At present, Yunmao Internet has nearly 40 people, including R & D personnel, project implementation team, product team, business team, etc., integrating both sides' technical resources and experience in the real estate industry. export smart real estate solutions to Shimao Group and third parties. Its registered capital is 10 million yuan. In terms of capital composition, Yunzhisheng accounts for 51% and Shimao accounts for 49%.

Intelligent monitoring is divided into public areas and indoor scenes. In public areas, the camera will monitor some specific areas, such as whether pedestrians fall, whether children fall into the water, whether someone litters, and so on. Once the machine recognizes the danger signal, it will alert the family and inform the medical staff to help.

In addition, the courier is a regular customer in the community, how to facilitate their passage while ensuring the safety of the community has become a problem. Shimao manages the delivery boy through the access control system, and when the user places a takeout order, he can open all access rights from the community to the door, and the delivery guy can pass freely through facial scanning or QR code.

Focusing on hotels and office buildings, Shimao has focused on building an energy consumption management and control system. For example, the allowable temperature of the air conditioner is between 7 and 45 degrees, and there is a great difference between the upper and lower working range, which leads to a lot of waste of energy consumption. Shimao developed an air-conditioning energy-saving system to control the temperature in a small range, which not only ensures the stable operation of the equipment, but also enables the energy-saving effect to reach more than 70%.

In the office scene, Shimao also built a conference room management and control system to optimize the utilization efficiency of the conference room. For example, after the group has booked the conference room, it can enter the conference room through facial scanning, and the conference room can count the number of participants through the camera. Assuming that the group has booked a conference room for ten people, but only three people participate, the system will remind the booker that the use of the conference room is unreasonable.

At present, around various business scenarios, Shimao has gradually formed scenario solutions and is gradually landing. Liu Jun, deputy general manager of Bowu, said that by around October this year, these intelligent applications will be fully implemented in several projects.

In this process, Shimao Group has also formed a set of intelligent strategy, the core part of the Internet of things independent research and development, AI capabilities are mainly provided by Yunzhisheng, and in the entire real estate intelligent industrial chain, Shimao also cooperates with China Unicom, Aliyun, Shangtang and other partners. The thinking of platform and cooperation begins to deepen internally.

At the same time, the long-term nature of real estate also determines that intelligent landing is a relatively slow process. For example, the intelligent transformation of the hotel can not affect the residence of tourists, must reach a certain number of years of decoration before it can be closed for transformation; newly landed real estate projects, from the model room to the actual delivery, often take 1-2 years.

Recently, Shimao Group also announced that it will invest 50 billion in Longgang, Shenzhen, to build a smart complex that includes apartments, hotels, offices and commerce. 5G, AI, IoT, autopilot and other landing parks, but it will take time to complete and deliver.

The traditional real estate industry is used to outsourcing and often gets things done with the help of external forces. Compared to their own polished products, the industry is more willing to buy a mature product. However, the practice of real estate intelligence is a systematic project. The construction of the platform and the operation of users mean that real estate developers have to invest more energy and resources, and a good service experience needs to be constantly polished in specific scenes. All this determines that real estate companies need to get rid of the original mode of thinking, really embrace intelligence from the inside, and really participate in the practice of intelligence.
